Built in 1986 overlooking the Pacific Ocean in San Clemente, California, The Presidio was at risk of being converted to market-rate housing. Redwood sponsored an amenity-rich, environmentally focused renovation, which included a solar photovoltaics system, energy efficient appliances and fixtures, a new fitness center, community garden, barbeque area, computer lab and an upgraded community room. Additionally, a new on-site service coordinator office was built and new service programs established, including resources to improve financial literacy, health and wellness.

Originally built in 1970, Royal Palm Gardens was neglected and in need of a significant capital investment. Redwood developed a comprehensive redevelopment plan, inclusive of building a new community center, to restore the property as high-quality affordable housing for decades to come.
